Venn uses its experience across the residential real estate market to identify and manage compelling private debt strategies for institutional investors – examples of our existing strategies are given below  

Residential Mortgages

We operate client investment strategies in the Dutch and UK residential mortgage markets, investing in loans from specialist origination platforms that form part of our group.

Our strategies provide investors with dedicated access into these prime private debt markets, whilst delivering transparent and competitively priced mortgage products to customers.

With AUM and mandates in deployment in excess of €2bn, our investment strategies are supported by a diversified and well established capital markets programme consisting of forward flow agreements, warehouse lines and a public bond programme (Cartesian) where over €2 billion of rated notes have been placed across 6 transactions.

Affordable Homes Guarantee Scheme

In October 2020, following a competitive public procurement tender process, Venn was appointed by UK Government to manage a £3bn Affordable Homes Guarantee Scheme.

Venn is responsible for establishing and managing the scheme, including the origination, underwriting and on-going management of the loans and developing and managing a government guaranteed bond programme to efficiently fund them. Venn is open to enquiries from suitably qualified investors in relation to potential issuances under the programme for Saltaire Finance plc.

The scheme is available to finance social rent, affordable rent and shared ownership housing, in accordance with the Scheme rules, to accelerate investment by registered providers in England. This new investment will increase the supply of such critical housing.

Private Rented Sector Guarantee Scheme

In December 2014, and following a public procurement tender process, Venn were mandated as the delivery partner by the UK Government in respect of its £3.5bn Private Rented Sector Guarantee Scheme.

Under this mandate, we are responsible for the origination, underwriting, and on-going management of the loans within the scheme.

Loans will be secured by purpose-built and professionally managed private rented developments, which are commenced after June 2013.

Funding for these loans is provided by a government guaranteed bond issuance programme established and managed by Venn.

We have invested over 10 years in developing a proprietary online loan management and risk analytics platform, called Vera (Venn Risk Analytics). It is a single platform across all private debt asset classes, across a loan’s whole lifecycle and across all business functions. It is integral to our business, as investment and risk management technology is a key component of a robust investment management process, and we also license it to third party asset managers.

Among other clients, Vera has been used by UK Asset Resolution (UKAR), owned by HM Treasury:
